This City-owned industrial park has available parcels from 1 to 75 acres contiguous with rail service and infrastructure available to service heavy industrial users. The City offers free industrial land, at one acre per 10,000 sq. ft. of building, or 1 acre per $200,000 of new taxable value. Privately-owned land available. The City has granted the equivalent of "free land" through tax rebates for development occurring on private land within this area. Current tenants include: Ryder Integrated Logistics, Metokote, and Ferguson Enterprises.

MidPort America Business Park at Waterloo Airport
MidPort is a 2,000-acre master-planned city-owned airport business park combining interstate highway access, on-site air service, rail and fiber optics. Only 20% metal is allowed for building construction. Contiguous sites from 1 to 250 acres parcels. Free land at one acre per 10,000 square feet of building or $300,000 of new taxable value. Current tenants include: ConAgra Grocery Products, Advanced Heat Treat and FedEx.

Martin Road Business Park
There is over 30 acres of industrial land with public and private ownership. The city will subsidize property acquisition at 1 acre free for every 10,000 sq. ft. of building or $250,000 of new taxable value for city owned property. Equally, privately owned property is gifted in the equivalent of tax rebatement.

The City has approximately 6+ acres of industrial land in this area, and there is also private land within the TIF District.
